A recent web search reveals that there is no other title agency in the nation that offers this elimination of normal closing fees and charges. This is how determined we are to being a consumer oriented title agency.

Just say no to the following typical fees:

  • No Closing Fee to both buyers and sellers
  • No Document Preparation Fee
  • No Wire Fee
  • No Courier Fee
  • No Title Update Fee
  • No E-Doc/Email Download Fee
  • No Additional Record Charge Fee
  • No Bogus Add-On's

These fees can typically add up to over $400 - $800 or more. (See below for Limitations and Conditions)

How can Eagle do this? First, we have been in business for over 27 years and have implemented cutting-edge technologies and adhere to core business principles and strategies. Second, Eagle does not rely on Affiliated Business Arrangements (AfBAs) or Joint Ventures that will only increase costs to the consumer. These affiliated business arrangements and joint ventures are legal, but we at Eagle have never felt they pass the smell test - too many "conflicts of interest". Not to mention the fact that the fees we are cutting are the same ones our competitors are bumping up to support the lost income for their AfBA's they have formed! Third, we reduce costs under this program with assistance from the buyers and sellers in obtaining information for their closing. This savings is passed directly back to the consumer. Finally, we specialize in Title Insurance & Closings, and that's all we do.

 

Limitations and conditions - Purchase transaction

  • No out of office closings - all parties to be present at our office in Dublin, Monday - Friday, 8:30am-4:30pm.
  • No Estates, Bankruptcy's, Foreclosures, REO's, Short Sales, 1031 Exchanges, Divorces, or 2nd Mortgage Loans, plus all transactions require title insurance.
  • No Wire Fee - includes funds wired in for buyer and one payoff wire or overnight delivery for the seller
  • No Courier Fee - includes one local package pickup or one overnight package delivery for buyer
  • No Title Update Fee - includes one title update
  • No Additional Recordation Charge Fee
  • No E-Doc Download/Email Fee
  • Effective 10/01/2005
Things we need from the seller (please fax all items below to us at 614-763-5264):
  • Prior Owners Title Policy
  • Seller to order payoffs
  • Any other reports such as Termite Inspection/Gas Line Warranty/Well Septic/Home Warranty etc.

Things we need from the buyer (please fax all items below to us at 614-763-5264):

  • Purchase Contract
  • New Homeowners Insurance Policy - please obtain from your insurance agent
  • Any other reports such as Termite Inspection/Gas Line Warranty/Well Septic/Home Warranty etc.

 

 

Limitations and conditions - Refinance transaction

  • No out of office closings - all parties to be present at our office in Dublin, Monday - Friday, 8:30am-4:30pm.
  • No Estates, Bankruptcy's, Foreclosures, 1031 Exchanges, Divorces, Senior Reverses or 2nd/3rd Mortgages - plus all transactions require title insurance
  • No mail out closings
  • No Wire Fee - includes funds wired in and one payoff wire out or overnight delivery
  • No Courier Fee - includes one local package pickup or one overnight package delivery
  • No Title Update Fee - includes one title update
  • No Additional Recordation Charge Fee
  • No E-Doc/Email Download Fee
  • Title Examination Fee - to be paid up front by customer when order is placed $50.00 (Franklin County) - Nonrefundable
  • Effective 12/01/2005

Things we need from the borrower (please fax all items below to us at 614-763-5264):

  • Prior Owners Title Policy
  • 1st page of Loan Application
  • Homeowners Insurance - Endorsement/Declaration to new lender with new loan number and loss payable clause
  • Borrower to order payoffs
  • Mail check for $50.00 made payable to Eagle Land Title Agency for upfront Title Examination Fee
