So where's the fine print?
It's simple
- No out of office closings - all parties to be present at our office in Dublin for closing, Monday thru Friday between 8:30am-4:30pm.
- No transactions involving Estates, Bankruptcy, Foreclosure, REO's, Short Sales, 1031 Exchanges, Employer Paid Fee programs or Divorces - plus all transactions require title insurance
- No transactions with loan amounts under $100,000.00
Things we need from the seller (please fax all items below to us at 614-763-5264):
- Purchase Contract
- Prior Owners Title Policy and copy of your old Survey, if applicable.
- Title Examination Fee - to be paid up front by seller when the order is placed at a prepaid discounted rate of $100.00

What again are the benfits of the BETTER Choice program?
Avoid frustration and added stress by taking care of problems before they stop your deal cold in its tracks. How does the program work? Simply take control of your deal by starting your title examination before you think you are going to sale or even after you've got your property in contract!
Close with confidence. By performing the title examination early you can eliminate some of the most common problems: Unreleased Mortgages, Unresolved Divorce decree problems, Unresolved Bankruptcies issues, Unresolved Foreclosure issues, State and Federal Tax Lien Issues, Probate Problems, Erroneous Liens, Deeds not executed properly and many other title defects. The advantages are manifest.
Plus, by paying up front for the title examination, rather than at closing, you save an additional $75 off our usual title examination fee, you receive the $0 closing fee and everyone gets peace of mind, plus you say bye to the "junk" fees for even more savings!
What methods of payment do you accept?
We currently accept payments online by Paypal and Google Checkout. Both of these secure third party services will allow you to use your Visa, Mastercard or American Express.
What happens after I sign up and prepay for my title examination?
- We first send you a confirmation email and information packet for your review that includes other helpful things for your upcoming closing.
- Then, we start the title examination which normally takes 24-48 hours (depending on county).
- After the title examination, we prepare a Title Commitment/Report highlighting any items that are going to be a problem for your closing. If there are any problems, we will point out what needs to be done and ask that you assist us in clearing the title.
- Next, prepare to close!
